Midtown Point establishes a new urban typology for science and innovation within the city of Austin—one that unites research, enterprise, and community within a walkable, human-scaled campus. Developed by Alexandria Real Estate Equities (ARE), the project brings together three distinct life science office buildings and an integrated parking structure on a site strategically positioned between Austin’s vibrant downtown and its emerging medical and technology corridors.
Anchored at the intersection of health innovation and urban vitality, Midtown Point is conceived as a flexible, multi-tenant campus that supports translational research, biotechnology, and pharmaceutical enterprises. The architecture reflects the ethos of innovation—high-performing, transparent, and adaptable—
The design organizes the campus as a series of interconnected buildings surrounding landscaped plazas. This network of open spaces—integrated with terraces, outdoor meeting areas, and wellness zones reveals a commitment to biophilic and human-centered design. Transparency and daylight are key architectural drivers: lab and office floors are wrapped in high-performance glazing that modulate sunlight while maintaining visual connection to the surrounding site and city.
The three life science buildings—each tailored for flexible laboratory and office configurations—are designed around a modular structural grid and robust servicing systems. This allows tenants to evolve their programs over time, accommodating both wet and dry labs, collaboration zones, and offices without compromising spatial quality or building performance.
